Plumbing Help in Raleigh Hills

Raleigh Hills is an unincorporated community centered on the busy junction of Beaverton-Hillsdale Highway and Scholls Ferry Road, between Beaverton and southwest Portland. About 6,200 people lived here at the 2020 census. Shops and services cluster around the main intersection, while quiet residential streets climb the hills behind them.

What makes Raleigh Hills unusual is its water. Residents started their own system more than a century ago, and it is still run locally today. Knowing who supplies your water, and where their responsibility ends and yours begins, is the first thing we sort out on many calls here.

A water district with a long history

The Raleigh Water District began in 1921 as the Raleigh Water Users, a private group of neighbors who organized their own supply. It became a public district in 1947 and today covers about two square miles. Rather than treating its own water, the district buys Bull Run water from the Portland Water Bureau and delivers it to homes through its own mains.

For homeowners, the practical point is the same as anywhere else. The district looks after the meter and the pipes in the street. The service line from the meter to your house, and every pipe inside it, is yours. If your bill jumps or you hear water running with every tap closed, the leak is usually on your side of the meter.

Plumbing calls we take in Raleigh Hills

Many homes here are older, on sloped lots with long service lines and sewer laterals that have been in the ground for decades. Roots from mature trees, joints that have separated and stretches of aging supply pipe are the problems we see most. A slow main drain, a wet strip of lawn or pressure that fades throughout the house are the early warnings.

Water heaters in garages and utility closets are another frequent call, especially in homes where the heater has been replaced once already and the connections around it are much older than the tank. Sewer service throughout the area runs through Clean Water Services, and gas through NW Natural. For any gas smell, leave first and call NW Natural or 911 from outside.
