Plumbing Help in Cooper Mountain

Cooper Mountain rises on the southwest edge of Beaverton, with Cooper Mountain Nature Park near its top and views across the Tualatin Valley. For years the slopes were mostly farmland and scattered homes. That has changed fast. South Cooper Mountain now has more than 1,600 homes built, Mountainside High School opened in 2017 at SW 175th Avenue and Scholls Ferry Road, and new homes and apartments keep going up.

A neighborhood this new raises a fair question: why would anyone need an emergency plumber here? Because new plumbing fails too, just in different ways than old plumbing. Hillside lots add a few problems of their own.

How new homes have plumbing emergencies

In new construction, the problems are rarely worn-out pipe. They are fittings that were not quite tight, a nail or screw that nicked a line during finishing work, a washer or refrigerator hose that was installed in a hurry or a toilet seal that shifted as the house settled. These often show up in the first few years, sometimes as a ceiling stain under an upstairs bathroom.

Construction debris in drain lines is another common one. Grout, drywall mud and packaging can end up in drains during the build and cause clogs once the family moves in and the lines are used every day.

Hillside living on Cooper Mountain

Homes built into the slopes often have lower levels on the downhill side, and through a long wet winter groundwater collects against those walls. A sump pump that fails during steady rain can let water into a finished lower floor quickly. Water service lines on sloped lots can also run long, under landscaping and retaining walls.

Depending on the address, water comes from the City of Beaverton or Tualatin Valley Water District, and your bill shows which. Sewer service runs through Clean Water Services and natural gas through NW Natural. A gas smell is the one time not to call us first: get out, then call NW Natural or 911 from outside.

My Cooper Mountain home is only a few years old. Why is it leaking?

New homes usually leak from a fitting, a supply hose or a pipe nicked during construction rather than from worn-out pipe. We find the exact source and repair it so the rest of the system is not disturbed.
